PROPERTY PURCHASE AND SALE PACKAGES

REGISTRATION

• Contact individual and complete property requirement questionnaire
• Arrange for two removal companies to provide removal quotes
• Arrange for independent mortgage consultant to discuss mortgage and life insurance options and obtain mortgage quotations if required
• Relocation Support Group register individual's property requirements with maximum 30 estate agents within 15 mile radius, property details to be sent to individual
• Supply written report by letter/email to client advising which agents contacted

PROPERTY PURCHASE AND SALE PACKAGES

REGISTRATION PLUS

A more extensive package comprises Registration:

• Contact individual and complete property requirement questionnaire
• Arrange for two removal companies to provide removal quotes
• Arrange for independent mortgage consultant to discuss mortgage and life insurance options and obtain mortgage quotations if required
• Relocation Support Group register individual's property requirements with maximum 30 estate agents within 15 mile radius, property details to be sent to individual
• Supply written report by letter/email to client advising which agents contacted

plus the following:

• Arrange for three local estate agents to visit existing property and give sale valuation, employee to have final decision on which company to use (for extra fee, RSG can be in attendance, if required)
• Arrange for shutdown of utilities in existing properties and transfer to new property

PROPERTY PURCHASE AND SALE PACKAGES

BASIC PURCHASE

• Meeting with individual to discuss property requirements – if applicable
• Arrange for independent mortgage consultant, removal company, insurance agent to contact individual to assist with requirements if necessary
• Extensive search of target area with maximum 30 agents (area to be no more than 15 mile radius)
• Discuss results of search with individual and arrange for maximum 10 appointments to be made to view properties – unaccompanied by RSG
• Continue to forward property details for up to one month

PROPERTY PURCHASE AND SALE PACKAGES

ASSISTED PURCHASE

• Meeting with individual to discuss property requirements –if applicable
• Arrange for independent mortgage consultant, removal company, insurance agent to contact individual to assist with requirements if necessary
• Extensive search of target area with maximum 30 agents (area to be no more than 15 mile radius)
• Discuss results of search, and arrange itinerary for one day of accompanied viewings. Relocation Support Group to accompany property viewings
• Continue to forward property details for up to one month

PURCHASE PLUS

Services as for Assisted Purchase:

• Meeting with individual to discuss property requirements – if applicable
• Arrange for independent mortgage consultant, removal company, insurance agent to contact individual to assist with requirements if necessary
• Extensive search of target area with maximum 30 agents (area to be no more than 15 mile radius)
• Discuss results of search, and arrange itinerary for one day of accompanied viewings Relocation Support Group to accompany property viewings
• Continue to forward property details for up to one month

with the addition of the following:

• Assistance with purchase price and negotiation with estate agent before completion
• Liaison with all parties (estate agents, mortgage companies, banks, solicitors, removal companies) to ensure that property purchase carried out in timely and efficient manner
• Connection/transferral of all utilities – community charge payments etc
• Information pack of area detailing relevant amenities

PROPERTY PURCHASE AND SALE PACKAGES

MARKETING ASSISTANCE

The Marketing Assistance service has been designed to provide pro-active support and advice for those employees not using a Guaranteed Sale Price Scheme. As well as relieving employees of the administrative burden of relocation, providing professional management of their house sale and third party suppliers.

Marketing Assistance may be offered to employees for a variety of reasons. Some employees may need to move out of their homes before they are sold because they are moving into temporary rented accommodation in the new location, the employee may be a new recruit, or they may have either rejected a Guaranteed Sale Price scheme or not be eligible for it.

• Contact employee and explain services to be provided.
• Liase with employee to provide advice on most appropriate local estate agents and then instruct two estate agents to visit the property and provide written market appraisals
• Review the opinions of value and report back to the employee / employer. Recommendations made for settling the initial asking price and proposed marketing strategy
• Negotiate a corporate commission rate and standard terms of engagement with the selected estate agent.
• Instruct the estate agent on the employees behalf and become the estate agents client and make sure the following is carried out:
    • Ensure your employee has approved the sales particulars for accuracy in accordance with the requirements of the Property mis-Descriptions Act.
    • RShow the property to its best advantage
    • Ensure that a "For Sale" sign board is erected at the property
    • Ensure that the property is market with the widest possible appropriate market coverage
    • Monitor placement of advertisements and feedback from the estate agents on prospective purchasers views
    • Provide recommendations to reduce the period of marketing
    • Liase regularly with your employees to ensure that they are aware of progress
    • Ensure that all offers received are qualified to ensure that the prospective purchaser is in a position to proceed, all offers received will be passed on to employee for acceptance.
    • Appoint a solicitor and liase with the convayencing solicitor to ensure that all pre-contract documentation is prepared in advance of an offer being received
    • If the property becomes vacant instruct plumber to drain the water and heating systems, estate agent to visit weekly.
    • Settle all third party invoices incurred in the sale and purchase, including estate agents commission, removal charges, legal conveyancing fees and maintenance charges, reclaiming disbursements from Employer in the month in which they were incurred, excepting estate agents commission which is recharged at the completion of the sale.

Guaranteed Sale Price Schemes

Employees are able to quickly relocate when they are given a fair price for their old home and they are removed from the problems of sale. RSG's Guaranteed Price scheme (GPS) gives clients a proven method of delivering the benefits of a guaranteed price at the lowest overall cost to the client.

Empty properties and dissatisfied employees cost money. Our processes are focused on minimising client costs and maximising employee satisfaction wit the relocation event.

Level One

• Arrange for two removal companies to provide removal quotes, and manage process
• Extensive search of target area for suitable properties – itinerary arranged for unaccompanied viewings
• Negotiate rental terms and requirements with Agent/Landlord before formal offer is issued
• Advise on terms of rental agreement, intermediary between employee and Landlord to ensure Tenancy Agreement acceptable to all parties
• Connection / transferral of all utilities, council tax etc
• Inventory check-in and follow up
• Information Pack of local area
